Two of 13 Chelsea Deeds Show Prices as June Sales Skew Toward Institutional Transfers

CHELSEA -- The Suffolk County Registry of Deeds recorded 13 property transfers in Chelsea between June 19 and July 18, but only two listed a sale price, limiting what the data can show about the month's market.

Thirteen deeds were recorded during the period. Of those, only two disclosed a sale price: $20,493 and $100,000, for a range of $20,493 to $100,000 and a median of $60,246. The remaining 11 recorded deeds -- covering 35 Clinton St., 129 Marlborough St., 111 Winnisimmet St., 202 Washington Ave., 89 Blossom St. (main address and Unit 89), 81 Broadway St. Unit 1, 10 Beacon St. (main address, Unit 3 and Unit 10), and 35 Jefferson Ave. -- did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN

10 Beacon St. accounted for three separate recorded deeds in the period: the main address, Unit 3 and Unit 10, all recorded June 22. The Unit 10 transaction listed Salem Five Mortgage Company LLC and Francis Zanti as sellers and Salem Five Cents Savings Bank as buyer.

89 Blossom St. accounted for two deeds recorded June 23, one for the main address (sellers Joseph E. Frongillo and Donna M. Frongillo) and one for Unit 89 (sellers Hector Velez and Jyllian Sharpe). Those same two sellers, Velez and Sharpe, are also listed on the no-street-address Chelsea parcel that sold for $20,493 the same day.

The remaining eight sales were spread across eight different streets -- Clinton, Crescent, Marlborough, Winnisimmet, Washington, Broadway, and Jefferson -- with one recorded deed each.

Financial institutions or government entities appear as buyer or seller of record in at least six of the 13 transactions: Citizens Bank NA (buyer, 368 Crescent Ave.), the Massachusetts Housing Partnership Fund Board (buyer, the undisclosed-address Chelsea parcel), the United States of America HUD (seller, 129 Marlborough St.), Cambridge Savings Bank (seller, 202 Washington Ave.), Mortgage Electronic Registration Systems Inc. (seller, 81 Broadway St. Unit 1), and Salem Five Mortgage Company LLC and Salem Five Cents Savings Bank (seller and buyer, 10 Beacon St. Unit 10).

One transaction, 35 Clinton St., shows a transfer from Robert Deleidi to the Robert J. Deleidi Trust Agreement, with Deleidi also named as a beneficiary -- a within-family trust transfer. The 35 Jefferson Ave. deed lists Sonia J. Mejia and the Flaca Trust as co-sellers, another transaction involving a trust entity.
