Chelsea October home sales show wide price-data gap, three deeds priced

Suffolk County deed records show 12 Chelsea property transfers recorded in October, but only three carried a sale price by this report's compilation: $224,900, $300,000 and $364,100, for a median of $300,000.

Suffolk County deed records show 12 Chelsea property transfers recorded in October, but only three carried a sale price by this report's compilation: $224,900, $300,000 and $364,100, for a median of $300,000. The month's top priced sale was 164 Chester Ave Unit 1 at $364,100, sold by Carlos Hernandez to Eastern Bank. Nine of the 12 transfers, including two linked Broadway deeds involving the same two parties on reversed sides, had no price recorded as of this report. With most prices still pending, the available data shows no sale above $400,000 and limited basis for judging overall market tone this month.
