Four disclosed Chelsea sales range from $250,000 to $550,000 in June

CHELSEA -- Suffolk County Registry of Deeds records show 13 property transfers in Chelsea recorded between June 26 and June 30, with a top sale of $550,000 for a Jones Avenue condominium unit. Only four of the 13 transactions included a disclosed sale price.

MARKET OVERVIEW Thirteen transfers were recorded in the four-week period, a moderate but steady pace for a single month in one municipality. Among the four transactions with a disclosed sale price, prices ranged from $250,000 to $550,000, with a median of $435,000. The remaining nine transfers -- including several involving banks, trusts, and the City of Chelsea -- carried no disclosed consideration amount, which is common in deed records and limits how fully the period's pricing can be assessed.

92 Webster Ave sold for $420,000 on June 26. The sellers were John Atkins and Edythe Atkins; the buyer was Citizens Bank NA.

52 Highland St sold for $250,000 on June 26. The seller was James E. Dwyer; the buyer was Eastern Bank.

These four were the only transactions in the dataset with a disclosed price.

NEIGHBORHOOD BREAKDOWN Washington Avenue saw the most activity on a single street, with three separate transfers -- at 93, 102 and 185 Washington Ave -- none of which disclosed a sale price.
