Just one of 13 Chelsea property transfers in July discloses a sale price

Suffolk County Registry of Deeds records show 13 Chelsea property transfers between July 3 and Aug. 1, but only one, 135 Bellingham St., carried a disclosed sale price: $425,000, recorded July 6. That figure sets the period's only known price point, low, high and median alike. Mortgage lenders and servicers, including Bank of America, Wells Fargo, Freedom Mortgage and MERS, appeared as parties in at least seven transfers, while the City of Chelsea was party to four others. Bellingham, Bloomingdale and Washington streets each saw two recorded transfers. With price data absent from 12 of 13 filings, the underlying market's direction cannot be assessed from this dataset alone.
