Chelsea deed filings show wide price gap between top and bottom sales in July-August period

Chelsea recorded 12 property transfers between July 17 and Aug. 15, but only five listed a sale price. Disclosed prices ranged from $9,697 to $600,000, with a median of $450,000. The top sale was a condo at 173 Train St., Unit 1, which sold for $600,000 on July 20 from Maura Conroy to Matthew Gagnon. Four of the 12 transfers involved condo units, and several named banks or mortgage entities as a party. With seven of 12 sales price-undisclosed, the data offers a limited but steady snapshot of deed activity rather than a clear read on market direction.
