The median of the three recorded prices is $490,000. Spencer Avenue saw two same-day Unit 3 transfers involving the same individuals as buyer on one deed and seller on the other. With seven of 10 deeds carrying no recorded price, including two involving Mortgage Electronic Registration Systems Inc as seller, the data offers only a partial view of the period's market activity.
