Chelsea deed activity ranges from $130,000 condo sale to $6 million commercial-scale transfer

Suffolk County Registry of Deeds records show 10 Chelsea property transfers between July 31 and Aug. 4, but only three disclosed a sale price: $130,000 for 11 Jefferson Ave, $490,000 for 205 Spencer Ave Unit 3, and $6 million for 2 Williams St, the period's top sale. The median of the three disclosed prices is $490,000. Spencer Avenue saw two same-day Unit 3 transfers involving the same individuals as buyer on one deed and seller on the other. With seven of 10 deeds carrying no recorded price, including two involving Mortgage Electronic Registration Systems Inc as seller, the data offers only a partial view of the period's market activity.
